Market Report for North Central Washington:
I believe the market holds some good trends for the rest of the year and into 2025 and The Market Report For North Central Washington 3rd Qt4 2024 supports that. I know people in real estate are fond of saying that economy is national but real estate is local. Which is pretty true.
CONSIDER THE KEY NUMBERS:
- Closed Sales YTD are 832 an increase of 17% over 2023 at 709
- Average sales price 2024 is $575K vs $537K in 2023 for an increase of 7%
- If you are looking in todays market there were 226 Active listings at 9/30/24 vs 169 at 9/30/2023
- The top area for buyers in terms of sold properties for the last 6 months were $401-$500K @ 126 and $501-$600K @ 100. Interestingly in the range of $900K-$1M 32 homes were sold or about 5 per month.
I have seen an up tick in our office too. Both in listings and in sales. I also know floor duty agents are reporting getting buyers or sellers off of floor duty. Six months ago this was seldom mentioned.
WHO KNOWS WHAT THE FUTURE WILL HOLD:
Heading into the fall and an election the Federal Reserve has talked about further rate cuts. Though slowing them slightly Future Fed Rate Cuts.
I Don’t really know what to think about the election effect on mortgage rates. But regardless of what I think, the the North Central Washington Market will go up and down but there are always people needing to buy or sell.
