How I Can Help You Buy a Home

Happy Couple Whether it’s your first home or you’re an experienced buyer, purchasing a home is a complex process. By working with me, you’ll find a home in the neighborhood where you want to live, one that fits your budget and meets your goals for features, quality and value. Once you’ve found the home that’s right for you, I will guide you through the process of making an offer; negotiating the terms of the sale; getting your potential purchase inspected, repaired and appraised; and closing the sale. When buying remember for most people this is the largest single purchase of their lives. A lot of money is on the line. I recommend the following:
  1. First stop, besides your friendly Realtor (ahem...that's me)is a lender. Consider your lender carefully. Personally I tend to lean towards mortgage bankers rather than Bank lenders. Don't get me wrong most banks can do a very good job but their options tend to be more limited but those loans they do offer are many times hard to beat. Mortgage Bankers tend to have more variety, usually higher loan limits and debt to income requirements and more flexibility with credit.
  2. Once you know how much the lender thinks you can afford then look at that payment. Many times a client while qualified with a higher amount, is uncomfortable with the payment so they lower their price point or in some instances may increase it if they are willing to handle the payment.
  3. Meet with an agent... friends, and associates, may be able to recommend one if you don't know any. I recommend you might interview at least 2 if you are unsure. Then meet face to face. A good agent will discuss the Law of Agency with you (what they are required to do when representing you). In fact it is a violation of state law if the agent doesn't discuss it. Ask about commissions. As a buyer how much will your buying agent expect to be paid and how. Experience is very important...how many transactions do they do? What types of transactions. Look them up on line. Several sites  like Google, ZILLOW, Yelp and others all have places where they display the ratings various clients have assigned to an agent and information on why.
  4. When buying don't buy the first house you see. Or at least have your agent show a couple more so you have a good idea of the market. When you visit a home take notes and perhaps photos, after three or four homes they start to get blurry.
  5. Today forms are all electronic and when you decide on "the" house your agent sends you a stack of forms to sign. Take a breath and review them carefully. In fact I require we either sit down in my office and go over them or at least do so over the phone or with Zoom. There is a lot there. Ways to cancel a transactions, what your rights are, points of concern, inspections, insurance at a manageable cost, title reports. A good agent will lead you through all of this. If you are experienced it may be faster and a little more of a summary but still important. I could go on and on but this is an idea and some suggestions... you will have your own and questions... be a team and you will come out fine!
