Being A Wenatchee Area Realtor or The Agent You Need :

(Award for 2025 and being in the top 7% of sales agents)

I have been a A Wenatchee Area Realtor or The Wenatchee Realtor You Need  since 2004. Prior to that I had a career in leadership in Mortgage Banking. So I believe I bring a unique perspective to my business and to my clients.

There are a lot of Wenatchee area Realtors out there and to pick from. For example there are close to 500 agents that had transactions in the Wenatchee and East Wenatchee area (North Central Washington) last year. So how do you find the Wenatchee Realtor thats for you? All kinds of agents and all kinds of business models. However, some are better than others or at least are better for different clients.

A couple examples; TRANSACTIONAL: Generally this agent is all about the numbers… push the transaction through, minimal client contact. Short quick to the point and get closed and gone and get the next client. If you are an experienced buyer or seller this may work well or so to an attorney. If you are a first time buyer, or like a hands on agent to guide and assist you then you might be disappointed. Another common example is : RELATIONAL. Your agent is as interested in selling as he or she is in building you long term client and sosurce of future business from referrals or friends or just future purchases or sales.

Something else you may want to look for is an agent that uses the term REALTOR in the advertising and communications. The term is a legal term that means the agent is a member of the National Association of REALTORS (NAR). As such, among other things, they subscribe to a code of ethics and can be disciplined for failure to meet the codes requirements. In the State of Washington and in the Northwest Multiple Listing Service there is a lot of oversight and education requirements. Some good agents feel they don’t need the cost and other issues of the NAR. But it is something to be aware of.

There are other issues to be considered. A favorite movie scene of mine (and one that places me almost on the ancient classification) is from the musical The Music Man. The salesmen are all on a train going out of town and are singing about “gotta know the territory, gotta know the territory”. This is also true in Real Estate and for all agents.

A good agent in our  area must have some knowledge of water rights. We have wilderness areas and metropolitan areas. Farm and suburban. Areas with sewer and others require septic or domestic water and wells. Critical slopes and set backs and habitat. I don’t know anyone that is an expert about all of these things.  But agents need to be aware and know where to find the answers. Contrast if I was working in downtown Seattle… there are elevation issues and sight lines to mention a couple. Plus condos in large buildings with large populations and strict, lengthy and detailed Covenants and Restrictions. Much more so then East of the Mountains.

However, a good agent realizes these things and knows their limits. NOTE: for a discussion of these ideas and other REALTOR / agent topics there is an professional site that also allows clients to monitor and see discussions It is titled Active Rain there are thousands of real estate professionals not just agents but lenders, escrow, legal and others disicussing virtually every topic under the sun.

Communication is another topic important in client relationships. Lots written about it. Expensive programs are designed to promote it. In general we could all do better. Communication is not just about the listing agreement or the offer and negotiation. It is interactive with the client. Designed to keep sellers informed about activity and market. Also keeping buyers knowledgeable  of inventory, pros and cons, terms and what the agreements actually say.  Communication starts with the agent presenting the Law of Agency. This is a state Law and spells out the relationship legally. What you can expect and what the agent is obligated to do. It is a requirement to be presented early in the relationship. Very important on the communication front ! Here is a link to a deeper discussion of Agency Law .

Watch for future articles about your agents duties do or drop me a question and Ill do my best to answer it or get someone that can! I soncerely enjoy the work and the clients. Some great memories over 22 years and looking for many more.

There is much much more to discuss on this topic! It is constantly changing and clients needs vary as do their role (Buyers or Sellers). For additional information try this link to my contact information
